Every HVAC system should be sized to match the home it's cooling and heating — not guessed at with a rule of thumb. Manual J is the industry-standard calculation (developed by ACCA, the Air Conditioning Contractors of America) that determines exactly how much heating and cooling capacity a home actually needs, room by room.

The calculation accounts for the details that "tonnage per square foot" guesswork ignores:

• Wall, ceiling, and floor insulation levels

• Window size, orientation, and glass type

• Air infiltration and duct leakage

• Local climate data for Charleston and the Lowcountry

• Occupancy, lighting, and appliance loads

• Home orientation and shading

Why it matters:

An oversized system short-cycles — it cools the air fast but never runs long enough to remove humidity, leaving a house that feels cold and clammy at the same time. An undersized system runs constantly and still can't keep up on the hottest days. Both wear out equipment faster and waste money every month.

A proper Manual J calculation is also required by code in most jurisdictions and by many equipment manufacturers to validate warranties. It's the foundation every other sizing decision — equipment selection, duct design, airflow — is built on.
